Sign up and add it yourself

  • Takes a few minutes. You’ll be asked for property type, how many it sleeps, bedrooms, separate beds, bathrooms, parking, the address and your Airbnb or Booking.com link.
  • The sleeping arrangement matters more than anything else. Contractors usually need separate beds, not doubles.
  • Once it’s on your profile, you start receiving matching requests.

How a booking actually works

This is the part people ask about most, so here it is in full — from the moment a request lands to the day the guests leave.

A request comes in near your property

A client tells us what they need — the town, how many people, the dates, how long for. We check it against the properties on our network and find the ones in range.

You get an email

It tells you the town, the number of guests, the check-in date, how long the stay runs and what the requirements are. There’s a link straight through to the portal.

If it doesn’t suit you, do nothing. There’s no penalty for passing.

You submit your offer in the portal

You choose which of your properties to offer and you enter your price for the whole stay.

The figure you enter is your net amount. It is what you receive. Our commission is added on top of it when we quote the client — it is never deducted from what you asked for.

There is no fixed percentage. Our margin is a matter between us and the client — your figure is never adjusted.

The client accepts — and you hear from us

You get an email telling you the offer has been accepted, and asking you to open the portal and check your details are right: your company details, your contact numbers, and where the money should go.

You confirm, and we send the agreement

Once you’ve confirmed those details in the portal, we send you the non-circumvention agreement to sign. It’s a short document and it protects both sides: you don’t lose the client to us, we don’t lose them to you.

We arrange the check-in

We confirm arrival times with you and pass them to the guests, along with your access instructions and house rules. If the arrival time moves — and on construction jobs it often does — we’re the ones chasing it, not you.

We stay with it for the whole stay

We check in with the guests the day after arrival, while anything that needs sorting is still small. After that we are the point of contact for the full duration — for the guests and for the client.

Our job doesn’t end when we’ve found the property.

Finding somewhere suitable is the easy half. The reason clients come back to us is what happens after the keys are handed over — and that’s the half you don’t have to do.

Check-in, handled

Arrival times confirmed with both sides, access instructions passed on, late arrivals chased. Project teams rarely arrive when they said they would.

The day-after check

We contact the guests the day after arrival. Most problems — heating, wifi, a missing key, a bed made up wrong — surface in the first 24 hours and are easy to fix then.

One point of contact

For the whole stay, questions come to us. You deal with us, not with fifteen contractors and a project manager.

Is there a fee to join?
No. Signing up is free, listing your properties is free, and there is nothing to pay at any point — before a booking or after one.

What commission do you take?
There is no set percentage, and it is not taken from your money. You quote the price you’re happy with and that is what you’re paid. What we add on top sits between us and the client — your figure is never adjusted.

Do I have to accept the requests you send?
No. Each one is an invitation to offer. Price it as you see fit, or ignore it. Nothing happens if you pass.

Do you take over my listing or want exclusivity?
Neither. Your property stays on Airbnb, Booking.com or wherever else you list it, and you carry on taking your own bookings. We only come to you when we have a request nearby.

What kind of bookings are these?
Contractors, project teams, corporate stays, NHS placements and relocations. Long stays — usually weeks or months rather than nights, booked and paid for by companies.

I have properties in several towns.
Good — that’s the easiest case for us. Sign up once, send a sheet of addresses with the Airbnb or Booking.com link for each, and we’ll load them all onto your profile. You’ll then only hear about the ones that match.

What makes a property likely to get booked?
Separate beds rather than doubles, parking — van parking especially — and a sensible ratio of bathrooms to people. Teams are usually placed as a group, so a house that sleeps six in single beds gets asked about far more than a one-bedroom flat.
